Where Bathroom Budgets Actually Go

A bathroom is a small room that contains water, drainage, ventilation and electricity in close quarters. That density is why the cost per square foot is high relative to the rest of the house, and why shortcuts here surface later as damage rather than as a cosmetic disappointment.

The most consequential work — waterproofing, substrate, drainage slope and ventilation — is invisible in the finished room. Finishes are what you choose; the layers underneath are what determine whether the room lasts.

Waterproofing Method

Ask which waterproofing system will be used behind the tile and how it is tested before finishes go on. This is the single layer you cannot inspect afterwards and cannot repair without removing the room.

Tub, Shower or Both

Removing the only bathtub in a house is a decision worth making deliberately rather than by default, particularly if the household may change or the property may be sold.

Ventilation

An exhaust fan has to be sized for the room and ducted to the outside, not into an attic. Undersized or badly routed ventilation is a common cause of recurring moisture problems in otherwise well-built bathrooms.

Existing Plumbing

Older Los Angeles homes may still have original supply or drain lines. Once walls are open, it is worth knowing what is behind them and deciding in advance how you want surprises handled.

Tile and Slip Resistance

Large-format tile means fewer grout lines but demands a flatter substrate. Floor tile should be chosen for wet-surface traction, not only for how it photographs.

Planning Ahead

A curbless entry and solid blocking behind the walls cost very little while the room is open and are expensive to add later. Worth considering even if no one needs them today.

Which waterproofing system is specified, and is it tested before tiling?
How is the exhaust fan sized, and where exactly does it discharge?
What happens if original plumbing is found to need replacement once walls are open?
Are fixtures being moved, or reused in their current positions?
Which selections are allowances rather than confirmed products?
How many bathrooms will be out of use, and for how long?
