The first real decision in a whole-home remodel is not aesthetic. It is whether the work happens in one continuous run with the house empty, or in phases while you continue living there. Each approach changes the schedule, the cost of temporary arrangements and how disruptive the project feels day to day.
Phasing can spread cost over time, but it usually extends the total duration and can mean paying twice to mobilise the same trades. Doing everything at once is faster and often more efficient, but requires somewhere else to live. Neither is universally correct.

What Shapes a Whole-Home Project
Living Arrangements
If you plan to stay, establish early which rooms remain usable, how dust and noise will be controlled, and whether a functioning kitchen and bathroom are guaranteed throughout.
What the Walls Are Hiding
Opening up an older Los Angeles home frequently reveals original wiring, earlier unpermitted work or framing that no longer meets current requirements. Agree in advance how such findings are priced and decided.
Systems Capacity
Electrical panel, water supply, drainage and HVAC all have to serve the finished house, not the original one. Upgrading these is rarely visible in photographs but often significant in the budget.
Sequence and Trades
Many trades cannot start until another finishes. A realistic schedule shows dependencies, not just dates, and identifies which long-lead items must be ordered before demolition begins.
Design Continuity
Rooms decided one at a time tend to read as unrelated. Settling flooring, trim, hardware and colour across the whole house early is what makes the finished result feel coherent.
Permits and Inspections
Larger scopes mean more review and more inspection points. Which authority applies depends on your city, and review timelines are outside any contractor’s control.

- What contingency is assumed for conditions discovered after demolition?
- Which systems are being upgraded, and which are being left as they are?
- Who holds the schedule, and how are dependencies tracked?
- Which selections must be finalised before work starts?
- How is the site secured and cleaned if we are living here throughout?
